    WAITING HAS ITS LIMITS



    It's great to be patient and wait when you can, but sometimes you can't wait as long as you would like to. One situation where the real estate investor may not be able to wait as long as they would like is when they sell a property at a significant profit. This situation may not be as prevalent as it once was, but the market will eventually turn around and Mr or Ms real estate investor will have to figure out what to do with the profit that could be hundreds of thousands of dollars or more. Short term capital gains tax could be as high as 35% on your profits, so you will look into alternative investments and one of these is a 1031 exchange property. A 1031 exchange is an exchange of property in which capital gains tax deferral is available to real estate owners who sell their investment, rental, or business real estate and reinvest the proceeds in qualified replacement properties. One problem is that Sellers of 1031 exchange properties have a maximum of 180 calendar days from the closing of the initial sale of the relinquished property to complete the exchange into their replacement properties. Did the 1031 exchange program contribute to the subprime crises and record real estate defaults? It may have by causing those with significant real estate profits to reinvest in real estate when the market was already over bought in order to avoid significant tax liability. Rather than getting out of real estate and going into an alternative investment, multiple investors nationwide reinvested into real estate contributing to an overbought investment environment or bubble. One fix for this is to lower the capital gains tax for real estate sales. Another fix is to get a real estate agent who understands the nuances of the market and can guide you to sustained profits.
